Booking Terms and Conditions of Villa Meri
Please print or save these booking terms for your own records.
This agreement concerns the rental of Villa Meri for private events.
These terms become binding for both parties once the customer has paid the €400 booking fee, or both the booking fee and the final payment at once. The booking fee also serves as a security deposit. If the venue is not returned in the condition required by these terms, the cost of any additional work will be deducted from the deposit.
If the booking fee is not paid by the due date, the reservation will be cancelled.
The final invoice will be issued six weeks before the event. If the payment is not made on time, Ylöstalo has the right to cancel the booking without further notice and retain the booking fee.
Cancellations must always be made in writing by email to info@ylostalo.fi, no later than six weeks before the event. The booking fee will be refunded only if we receive a replacement booking for the same date.
Ylöstalo’s Right to Cancel a Booking
In the event of force majeure, Ylöstalo may cancel the reservation. The customer is then entitled to a full refund of all payments made, including the booking fee. Ylöstalo is not liable for any damages caused by an unforeseeable force majeure event or similar circumstances (e.g. power outages or natural phenomena).
Use of Villa Meri
Villa Meri is available to the customer from 16:00 on the arrival day until 16:00 on the departure day. Any exceptions must be agreed upon in writing between Ylöstalo and the customer.
Keys are handed over at the start of the rental period. The rental includes the use of Villa Meri and any other facilities booked for the event.
Event spaces may only be used for their intended purpose. Camping is prohibited without separate permission.
Decorations, posters or similar items may not be attached to the walls or structures without prior approval from the staff.
If the customer has rented the kitchen for their own catering, the kitchen must be cleaned by the customer. The kitchen may not be used if it has not been booked.
During the event, the customer is responsible for keeping the premises tidy. Smoking is strictly prohibited indoors. The customer is fully liable for any damage caused and must report any incident to the staff immediately.
After the Event – Handover
The kitchen must be left clean and all dishes, glasses and cutlery must be washed, polished and returned to their designated places. The catering service must return the kitchen to the same condition as when it was received.
An instruction folder is available at Villa Meri with cleaning and equipment guidelines.
All furniture moved during the event must be returned to their original locations. Tablecloths must be removed and chairs placed on top of the tables.
The customer must collect all bottles, cans and loose waste, empty the bins (including WC facilities), and ensure that the outdoor areas and surroundings of any rented cottages (including by the roadside) are tidy. Garbage bags should be left inside by the kitchen’s exterior door.
If proper final cleaning has not been done and has not been pre-ordered, Ylöstalo reserves the right to charge a cleaning fee based on actual costs.
A fee of €200 per incident is charged for cleaning vomit in event or accommodation areas.
Rental Cottages Used During Events
The customer is responsible for directing guests to the correct cottages, informing them of the cleaning instructions, and ensuring after the event that the cottages are left in the agreed condition.
Each cottage has its own information folder with cleaning instructions.

Cottages must be left just as clean as they were on arrival.
If the final cleaning has not been completed and has not been pre-ordered, Ylöstalo may charge a cleaning fee.
Notifications
All issues or complaints regarding the rented facilities must be reported immediately to the Villa Meri staff.
If the customer does not report deficiencies during the rental period, the facilities are considered to have been in the agreed condition. Complaints made after the rental period cannot be verified jointly and therefore do not constitute grounds for compensation.
If the customer leaves the premises before the end of the rental period or otherwise interrupts the stay, no refunds or compensation will be provided.
Right to Price Adjustments
After the agreement has been made, Ylöstalo has the right to increase—or the obligation to decrease—the agreed price if taxes, tax-like charges or public fees that affect the price change.
